MLS & RESO Web API Integration Services
RESO Web API integration is the modern way to get MLS listing data into your website, CRM, analytics and AI tools. Tekvix designs and builds MLS data pipelines for U.S. brokerages, MLS vendors, investor teams and PropTech startups, so you receive clean, standardized, up-to-date listings that you control.
What Our RESO Web API Integration Includes
- MLS feed access and setup: we work with your broker and MLS to get approved data access, then connect to the RESO Web API or a data vendor such as SimplyRETS, Bridge, Trestle or Spark.
- Replication and incremental sync: initial backfill plus scheduled delta updates using ModificationTimestamp, so new listings, price changes and status changes arrive quickly.
- RESO Data Dictionary mapping: fields from every MLS are normalized to one canonical model, which makes multi-MLS platforms possible.
- Media handling: listing photos are downloaded, optimized and served from your own storage or CDN.
- Your own database and API: data lands in PostgreSQL or MySQL with search indexes and a clean API for your website, apps and dashboards.
- Compliance: IDX and VOW display rules, attribution, disclaimers and removal of off-market listings are built in.
Who RESO Web API Integration Is For
Brokerages that want to own their listing data instead of renting it from an IDX plugin, PropTech companies building search portals or analytics products, investors who need MLS data for deal analysis, and teams that need to combine several MLSs into one platform.
Our RESO Integration Process
- Discovery: which MLSs, which data (active, pending, sold), and how it will be used.
- Architecture: direct RESO Web API or data vendor, database design and hosting.
- Build and test: ingestion workers, mapping, media pipeline and monitoring.
- Launch and support: alerts for failed syncs, schema changes and new MLS fields.
Proven MLS Integration Work
For HouseScout we connected California Regional MLS (CRMLS) data through SimplyRETS and built a full MLS-style platform around it. Read the CRMLS IDX integration case study.

RESO Web API Integration FAQ
What is the RESO Web API?
The RESO Web API is the standard, OData-based interface that MLSs use to deliver listing data. It replaced the older RETS protocol and works with the RESO Data Dictionary so fields mean the same thing across MLSs.
Do I need my own MLS membership?
Data access is granted through an MLS participant, usually your broker. We handle the technical vendor setup and help you with the access request.
Can you integrate more than one MLS?
Yes. Mapping every feed to the RESO Data Dictionary lets us combine multiple MLSs into one database and one search experience.
